Project Overview

The strip out and refurbishment of an existing six storey 1920s concrete frame building. With floor space totaling 110,000 sqft and the requirement to form a new stairwell and lift core there were extensive demolition works preceding full exterior and interior refurbishment of all six floors, including new windows and doors and complete fit out to Category A office specification.

Scope of Works

  • BAPA agreement with Network Rail – Site bounded on the Great Western Mainline’s northern side
  • Complete external scaffold and internal access scaffold to form new stair core
  • The repair of the existing concrete frame to all six storeys including resin repairs to columns, beams and concrete soffits
  • Repair of internal and external façades
  • The installation of a new vertical circulation core to the main building to allow for 3no lifts and a central stair core
  • New windows, doors, glass trapezoidal roof feature and new Sika roofing system
  • Raised access floors throughout
  • A full M&E install to Category A specification
  • A new entrance lobby and reception area to service the newly refurbished building
  • Installation of 60 unisex superloos
  • Installation of 12 accessible toilets and 12 accessible showers
